We have been managing properties in Las Vegas since 2012. Through the ups and downs of the market, and the ever changing legal environment for property management, one thing has been made abundantly clear to us. Experience matters, and is absolutely necessary in order to successfully facilitate a mutually beneficial relationship between landlords and tenants.

High quality photos will be taken of your property to showcase it in the best possible light and your rental listing will be posted on a Multiple Listing Service that is accessed by over 10,000 realtors in the Las Vegas valley. It will also be posted to multiple other rental websites on the internet for maximum exposure.

Repairs

We’ve slowly accumulated a curated list of qualified repair contractors over the course of ten years. These vendors are hand picked based on the quality of their work balanced against their cost and timeliness of response. Due to the long term relationship we have established with our vendors, they will prioritize our work order requests even during periods of large demand. For example our plumbers and AC technicians will usually be able to go out to our properties within one day.

Evictions

No one wants to hear about an eviction, and rightly so because it’s a detriment to both the landlord and tenant. Evictions are a time consuming and costly process and we try to avoid it whenever possible, but unfortunately it has become a part of life during the recent years due to the pandemic. The CARES act and Nevada’s own AB 486 creates a complicated system of interactions that is too convoluted to go over here, and often result in unexpected consequences. Tenant Selection

Due to the above reason, we have greatly increased our criteria for tenant selection at move in. Starting in April of 2020 we have imposed a mandatory 2 months’ security deposit minimum on all new tenants, regardless of credit worthiness and financial background. As a result, we have had zero evictions on any new tenants since we’ve implemented this policy.
