The Rental Process
All of our properties offer between $300 to $500 referral fees

1. Listing the property
After we have inspected and prepared the property for rent, the property will be listed on the Multiple Listing Service (MLS) and made available for all Realtors in Las Vegas to view. Other affiliate websites such as zillow or redfin will automatically update their listing details based on the MLS.

2. Showing the Property
When the property has been listed and while it is available on the market, it is made available for any Realtor to show via a lockbox placed at the property. We (Aegis) will only show the property if an applicant has an accepted application with us.

3. Rental Application
All potential residents of our properties over 18 must submit their separate applications for approval. We typically require a credit score of 650+ and a minimum of 3 times the rent in combined income. We also require a minimum of 2 months’ rent as security deposit across all of our properties. Certain exceptions may apply for properties above $2000 rent per month.

4. Applicantion Acceptance
Upon receipt of the rental application, we will present the details of the application to the property owners for approval. This process may take a few days depending on owner availability. After a rental application is accepted, the applicant will be notified and they will have one business day to bring in an $800+ holding deposit to secure the property.

5. Lease Signing
After the $800+ holding deposit is received, we are able to start preparing the lease and finalize the details of the tenancy. The lease will be sent to the applicants for review before signature, and the documents can all be signed electronically. A copy of the HOA CC&Rs will also be provided to the applicants for review, if applicable.

6. Walkthrough and Move In
On a date shortly before when the lease is scheduled to begin, a walkthrough agent will document the pre-existing condition of the property. The tenants can pick up the keys from our office on the date their lease begins. Tenants will also received an email to activate their tenant portals online. The portal can be utilized to submit work orders and set up automatic rent payments.
